Daughter has over 105,000 miles ...mostly 90+% on highway
Do I still need to do timing chain, tranny fluid, differential , coolant changes?

You should be ok with the timing chain at that mileage. The transmission, transfer case, differential fluids should be changed as well as the coolant

Did she get it new, or was there a PO that may have done the fluids at 50K? I would due the fluids again for the warranty. I change mine every 40K (10 Jeep JK). Would not worry about the chain, the belt yes.
