Scotty, I am thinking about buying a 2013 Hyundai Sonata with 170k for $5000.
The owner says the motor was replaced with a brand new one under warranty, car looks nice and clean inside and out. Do you think it will be a good car ?

I would pass on that, who knows what was really done when the engine was replaced. Per Scotty, a lot of those "new" warranty engine replacements wind up actually being junkyard engines that will self-destruct like the original. Late model Hyundais are prone to all manner of serious maladies and they just do not hold up over time or high mileage.
