I own a 2005 BMW Z4. It is garage kept. The mileage is 22,000 miles, a manual five speed transmission and the tires are BF Goodrich run flats. They are the original tires. They show no wear and tear or cracking. Should I replace them?

General rule of thumb for hardly used/stored tires is 6-10 years, even if there are no signs of rubber cracking. I would suggest replacing them if you plan on making it your daily driver. But if you're continuing to store it, I wouldn't be too concerned especially with no cracking.

If they are not worn, leaking air, or cracked you should be fine keeping them.

If they are OK and you haven't hit anything with them, there is no need for that.
