I think I’ve found a unicorn!! My Jeep Grand Cherokee has been hassling me for quite a while now. I made the decision to replace it. On the advice here, I look into some Pilots and Highlanders within my price range when suddenly a friend sends me a 12 year old Highlander with like crazy low mileage!! It’s far away and I don’t have a local mechanic I can use to check it out, but, I can use one of those Lemon Detector guys who will come out and do their thing. Is that good enough? I don’t want to miss a good opportunity here.

I don't know if anyone here has experience with "Lemon Detectors", hopefully someone who has will comment. Another possibility would be a mobile mechanic if you have a good one in your area. (That is, in the area where the car is.)

You also forgot to mention price and if it's at a private party or dealership.
Would it be possible for you to ask your friend to take it to a reputable mechanic, perhaps the one they use. Then you could reimburse your friend for the cost of the inspection and offer to pay your friend for his/her time and effort as well.
Having the seller's mechanic do the inspection is a very bad idea. That's like asking OJ Simpson for marriage advice.
