I have a 2020 Honda Pilot with just under 12,000 miles. Super low miles but approaching 3 years old. Message appeared that it is time to change the rear diff fluid and the brake fluid. Is this really necessary with this low mileage, or is it based on age?

You don’t need to do them

What does your owner’s manual say? Personally, I wouldn’t change it at that mileage and age.
