I leased a 2021 Nissan Rogue SL AWD and my lease is due to end next month. My father has watched your YouTube videos for years and suggested I contact you. I don’t know if I should buy this car or lease another car. I have 45,000 miles on this car. I do about 15,000 miles per year and I am concerned about the transmission and engine longevity. Any suggestions on how I should proceed? Also, do you think this car can go 150,000 miles if taken care of properly?

The Jatco CVTs in those things are ticking time bombs. Frequent fluid changes can help but there's really no way to tell how long it will last. (150,000 miles is optimistic.)
I would not purchase it. Move on.

Any car can go on if enough $$$ is thrown at it.
How much $$$ are you willing to spend? If the answer is - the minimum, then no, choosing to keep the Rogue would be a bad idea.
Test drive the RAV4/CR-V and see if it catches your fancy.
