I bought this CX5 with 17k miles now has 51k in 2019 , use to drive it 30 miles round trip from 2019 to 2022, six days a week was getting 28 miles per gallon, since I sold my franchise Sept 2022 , now work 3 miles away part time, so mileage has gone down to 23 miles per gal, checked my k & n filter which I have had for 5 years it's very clean , put new Goodyear tires in July with correct air still. What do you think, any suggestions please.

Getting 5mpg when your commute reduces by 90% is perfectly normal.
If you want advertised mpg, go out on the highway and drive for a few hours without stopping.
I assume the three miles is city driving? If so, that's fairly normal. You didn't mention whether or not you drove on the highway. That causes a huge difference in your gas mileage. Stopping and starting vs cruising consumes a lot more fuel.

On a non-hybrid, driving in city at slow speed results in much worse fuel economy.
5 mpg isn’t even a large difference- I commute on the highway I get around 36-40 mpg if I drive within the city I can get even bellow 20 mpg.
In short city drives you don’t cruise at the speeds your vehicle is most efficient at and have accelerations (the part that wastes the most fuel) take a larger portion of your drive.
If you want to improve your fuel economy, accelerate slower - that usually has a very noticeable effect on mpg.

that's a really short trip. The engine can't even get up to temperature.
