Looking at a 2012 Tundra to buy. It has 207000 miles on it. No mechanical problems or leaks. It priced below market price. Would it be a good investment? I've heard they last forever.

It's not a good "investment" because you're unlikely to get your money back.
Is it good value? Well you didn't tell us the price. Nothing lasts forever, especially if it hasn't been looked after.
Try to dig up the service history, and as always, have it inspected by a competent mechanic.
