Neither. Get a Camry.

Too expensive, And used ones are all rotted out up north

I used to live there. You can find good ones especially with the price you gonna pay for these cars you consider.

Out of those two the Mazda but I would try to find a Camry. Both the Mazda and Nissan should be good for 100k miles but after that you would have less problems with a Camry

How long do you plan on keeping the vehicle and how many miles do you plan to put on?  If you plan to keep for a long time and put well beyond 100,000 miles on it, I would avoid both.  The Mazda with cylinder deactivation (and associated complexity) will cause engine wear/damage eventually and not worth owning - unless you plan to keep short term and keep only under warranty.

Besides the Toyota Camry, have you also looked at the Honda Accord?

Out of the two vehicles, I will pick the Mazda despite having cylinder deactivation. The Nissans are new with AWDs systems and older CVTs so I advise staying away for them. I would consider getting more cash for Toyota Camry or Honda Accord for its reliability. I would get the Honda Fit for that kind of money put in into both vehicles despite its small size and different class of vehicles.

Go with the Mazda. The latest Altima is nice, but Mazda I think will at longer. Also consider the Camry and accord, although avoid the 07-09 Camry's since their engines were known for oil consumption.

The 2020 Altima’s are nice and haven’t shown signs of the earlier cvt issues as of yet and they are awesome in the snow with the awd models
