AC / heater and belt issue 05 Highlander

Hi,

Yesterday I have test driven and scanned a 05 Highlander V6 4WD with 97k miles in NYC. No rust on the frame, car rides correctly, shifts and steers good, engine makes a good sound, fluid levels ok. I have scanned it with my Innova 5610. It has a couple of ABS and airbag codes (C200 / C205 / C210 / C1223 / C1241 / B1152) but nothing to worry about in my opinion.

Live data overall looks good but the car has 2 issues. I don't know if they are big issues or small issues therefore my mechanic will check them out. I just wanted to have your opinion:

Issue 1: when the engine is hot, you turn on the heater and it is clearly heating but even if I increase or decrease the speed on the heater, the heat doesn't change. Continuous slow heating speed all the time unless I turn it completely off. When I push the AC button, the AC button doesn't light up and the AC doesn't refresh the car. Do you think it is a big issue or a small fix?

Issue 2: something in the engine area makes a squeeking sound even when warmed up. I suspect it to be one of the belts but couldn't localise it because the noise comes and goes. No belt has been changed on the car. Power steering works fine in the car when driving and doesn't seem to be leaking either. Do you think it is just the belts that need to be changed or a bigger issue?

"The heat doesn't change" .. Assuming you mean the fan or blower motor's speed doesn't change, it might only need  a new resistor for the blower motor.

"AC doesn't refresh the car" < I don't know what this means, too vague. Are you referring to the fan speed (which might be a bad resistor) OR does the AC not work at all? The light not working could be as simple as a bad bulb. If the blower motor resistor is bad, the fan's speed won't work correctly on either heat or AC.
