Looking at this for a family wagon. It is a one owner with 40k miles. Anything I should look out for? Anyone with experience with a flex?

I wouldn't touch it. Not a fan of the EcoBoost motors. That's a heavy vehicle for that little motor to move around.
It's a 3.5 Ecoboost. All the other Flexes have naturally aspirated 3.5s. Some have over 300k on em. The motor will be fine. It's NOT little.
Ford Flex gross vehicle weight: 6,200 pounds. A 3.5L V6 with turbos is hardly adequate to move that weight. In addition, Ford EcoBoost engines are notorious for having problems. You should also submit your opinion as an answer instead of a comment so that the OP can see it easier.
Never understood why people like those toaster box looking cars but it’s all good haha. If you want this vehicle long term, as in driving this vehicle as long as you can could lead to financial problems. Those small ecooops motors are not built for long term, they are very small, GDI, turboed motors which is a lot of plumbing for such a small motor. They are good short term motors though. You should get 100k mi without a problem. As I tell everyone who buys a newer Ford and if you end up buying this car. DO NOT follow the maintenance schedule Ford has, they are way to long between fluid changes. Change fluids at the normal intervals and you shouldn’t have a issue.
The main thing to look out for is the Ecoboost engine.
The engines tend to fall apart before 100.000 miles and Ford automatics are not the best.
People here are hating on EB's for some reason. But the later models are surprisingly robust. There's plenty of vids on Youtube to show such. Don't be afraid of the EcoBoost. My father-in-law has a 2011 F150 with a 3.5 approaching 200K and brother-in-law has a 2015 2.7 F150 that does just fine.
