Thanks for your troubleshooting tips Scotty, I found the source of the leak using AC UV dye. Here is the picture of it (some green reflection can be seen on the left side of the tensioner):
From what I found, no UV dye was found higher than that point. From google, timing tensioner gasket was a common problem for this generation Corolla.
Here is my question, am I ok to change just the gasket, or should I replace the tensioner and gasket together?

also, didn't realize many things illuminate with UV light: rubber part, bolt marking, clips, and rat urine. (eww...)
You can usually just replace the gasket if it's running okay the tension is working
Since it's 13 year old car, I would replace the timing chain set while it's apart and drive with peace of mind for the next 100,000 miles.
